OVERALL DESCRIPTION OF JOB SCOPE AND RESPONSIBILITIES:
Responsible for maintaining the property in a safe, attractive, comfortable condition. Responsible for keeping interiors, common areas, vacant units and sidewalks/alleyways of assigned properties in a clean and safe condition.

RELATIONSHIPS: This position reports to Maintenance Supervisor and/or Property Manager, retains relationships with peers and all other departments within the company, maintains relationships with current and prospective residents, and maintains relationships with suppliers, vendors, and others serving the Company or the property.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:

• Cleans all hallways, common areas, vacant apartments, parking areas, sidewalks and alleyways, and on-site management office.
• Common area maintenance including but not limited to: moping, sweeping, waxing, washing, dusting all surfaces; vacuuming carpeted areas in office, clubhouse (if applicable), fitness center (if applicable), model, laundry room, and restrooms. This includes cleaning of furniture, windows, blinds, floors, laundry machines, sinks, mirrors, toilets and all gym equipment. Restocking of paper products in the restrooms and kitchen.
• Maintains appliances and plumbing.
• Assists in inventory control of all janitorial equipment and supplies.
• Assists with painting, as directed.
• Replace light bulbs in models, vacant apartments, hallways, office, and all common areas of building.
• Replace light bulbs on exterior of buildings.
• Assists with any emergency maintenance.

CORRECTIVE, PREVENTATIVE, & EMERGENCY MAINTENANCE:

• Satisfies service requests per work orders, following company procedures.
• Assists with apartment make-ready procedures, paints, cleans carpets, windows, and appliances.
• Services appliances, plumbing and electrical fixtures. Repairs or replaces old and faulty parts.
• Checks and changes locks. Replaces burned-out light bulbs. Drywall repairs.
• Any duties assigned by property manager or service coordinator.
• Makes regular inspections of grounds, buildings, plumping, electrical fixtures, appliances and major equipment.
• Checks for appearance and cleanliness. Checks for structural cracks. Checks for excessive wear.
• Is on-call for emergency duty when assigned.
• Is familiar with power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
• Knows emergency telephone numbers (e.g., 911, police, fire department, property manager, service coordinator).
• Follows all company emergency procedures.

JOB QUALIFICATIONS:

• High school graduate or equivalent
• Full-time maintenance experience
• Own transportation.
• Own tools.
• Ability to communicate effectively.
• Must be able to read Work Orders/Service Requests.
• Good safety habits.
• Previous familiarity with electricity, plumbing, mechanical, drywall repair, carpentry and pool maintenance.
• Working knowledge of HVAC systems and various appliances.
• Basic cleaning and maintenance skills required.
• Must be team oriented and compatible with wide range of people.
